South Capitol Street Properties
South Capitol Street, SW
Washington, DC 20003
Located south of Potomac Avenue, SW and west of the Frederick Douglass Memorial Bridge are the three South Capitol Street properties consisting of Squares 662, 708S and 660 (partial) — totaling a combined 220,013 square feet of land that is prime for redevelopment.
Within the larger Capitol Riverfront neighborhood, a new, rapidly developing mixed-use community and riverfront destination that is centered around the Washington Nationals Baseball Stadium and the Washington Navy Yard, the South Capitol Street properties will be an important component of the burgeoning Buzzard Point redevelopment plan that extends the waterfront promenade southwest along the Anacostia River and incorporates the new D.C. United soccer stadium on 2nd Street, SW in coordination with the replacement of the Frederick Douglass Memorial Bridge.
Under the Capitol Gateway Overlay, Squares 662 and 660 are zoned CR/CG and Square 708S is zoned W-2/CG. Square 708S also has riparian rights, a 200 foot pier and water access to the Anacostia River. A potential development yield of mixed uses for all three properties exceeds 1.4 million square feet.
